1. Prices and discounts

• The prices are for stays of minimum 3 nights per apartment with an occupancy of 2 persons.
• The prices vary according to Number of persons and the period.
• For 1 night only, regardless of the season, we charge the price for 3 nights.
• Toddler equipment, highchair, potty and changing table available for free on request.
• The prices include: Bed linen, hand and bath towels, fully equipped kitchen, TV and radio, electricity and heating, final cleaning, a parking space in the garage / apartment, use of the ski room and all fees and taxes, as well as the local tax (is indicated separately on the bill).
• All fees and taxes as well as the local tax (stated separately on the invoice).
• Please use our ski room for skis, ski boots, bikes etc. to keep the apartments clean

The amount of local tax is calculated based on the municipal regulation at the time of the stay (from 01.01.2024: Euro 2,90 € per day and person above 14 years of age).

2. Pets

For your four-legged family members we charge 35,00 € per day (food is not included). Please bring your own basket or blanket for your pet.

3. Booking

Please note: The booking becomes binding at a payment of a deposit for confirmation (booking guarantee) and the transmission of the booking confirmation.

In case of cancellation, the deposit will not be reimbursed.

4. Additional charges and terms of payment

Surcharge for use of the second room in the Alexandra apartment:

• for a stay of 1 person: +60%.
• for a stay of 2 persons +35%
• for a stay of 3 persons +15%

Heating except heating season:

• 15.April – 15.October: + 80,00 € /day

Deposit: We welcome written reservations via e-mail. The reservation will be confirmed once the deposit of 30% of the agreed amount has been paid.

The deposit will not be refunded in case of cancellation.

The fee for final cleaning is already included in the price.

Payment:  Please pay cash on site.
In Italy it is no longer allowed to pay amounts above € 4.999.99 in cash. The following payment methods are accepted: non-transferable check, bank transfer.

5. Arrival and departure

Arrival: We expect you to arrive between 16.30-17.00. Of course, you can also arrive earlier, but the apartment will ready for you only at 16.00. In case of a delay, we look forward to receiving a message from you.

Departure: On departure day, please leave your holiday apartment not later than 9.30. Other times are possible upon request.

Deviating times: If it is not possible for you to arrive at the planned time, please let us know your desired arrival time.

6. Cancellation

Cancellation conditions according to Art. 1382 Civil Code

According to the Italian Consumer Protection Code, there is no right of withdrawal. However, we grant you the right to withdraw according to following cancellation conditions as defined in art. 1382 (Civil Code):

You may cancel your reservation without any cancellation fee.

We will retain only the deposit.

Mandatory information according to the EU-Regulation N. 524/2013 of the European Parliament and of the Council Platform for online dispute resolution for consumer disputes (ODR) to the European Commission: ec.europa.eu/consumers/odr/

7. Cancellation insurance

We are looking forward to your visit.

However, we recommend that together with the booking of your stay you close a “Cancellation Insurance”. This way, cancellation fees are covered and you can happily look forward to your vacation. Further information about costs and details of the “cancellation insurance” are available here.

8. Exclusion of liability

We strive to provide accurate and complete information on this website. However, we assume no liability or guarantee for the topicality, correctness and completeness of the information provided. We reserve the right to make changes without notice or to amend the information. Only the specific service offer or the booking confirmation is binding. For external links we can – despite careful control – assume no liability. For the content of linked pages exclusively their operators are responsible.

For the purposes of the GDPR, we inform you that your data will be used and saved exclusively for processing your application and will not be disclosed or distributed to third parties.
